White Spruce on the Lake Rules & Regulations (updated March 2026)

Welcome to the White Spruce community, a place designed for creating lasting memories and enjoying nature. Our goal is to maintain a safe, family-friendly, relaxing, and respectful environment for everyone. This requires clear communication and a shared commitment to our community guidelines.


This document outlines rules and regulations crucial for the safety of all members and their families, the protection of our natural environment, and fostering a considerate atmosphere. By establishing clear expectations and processes, we aim to enhance the overall experience in the community, which in turn protects the value of your investment.

Critical Rules

These four rules are of the upmost importance and have a zero tolerance policy.

  • Speed Limit - The speed limit for vehicles on any roadway within the resort property, including golf carts and e-bikes, is 15 kilometers per hour. Speeding or reckless driving will result in penalties (see Fine Schedule). Members are responsible for paying fines incurred by their guests.
  • External Firewood Prohibition - Firewood purchased externally is prohibited on the property to prevent the introduction of invasive insects and diseases (e.g., Spruce Bud Worm, Emerald Ash Borer, Dutch Elm Disease). These pests can devastate local trees. This rule is strictly enforced, with immediate eviction for violations.
  • Tree Cutting Prohibition - No trees exceeding 2 inches in diameter may be cut on any site without formal written management approval. Unauthorized tree removal will result in penalties or eviction (see Fine Schedule).
  • Fire Pit Monitoring - A fire pit must never be left burning without a member or guest actively monitoring it. At least one person over the age of 16 must always be present at the fire pit while a fire is burning. If members enter their trailer, the fire pit lid must be placed on the pit until their return. Immediate eviction will occur if a fire is left unattended.

General Rules

1.      Quiet hours are from 11 PM to 8 AM on weekdays, with an exception for resort-related infrastructure and development. On weekends, quiet hours are from 11 PM to 9 AM.

2.      Utmost caution must be exercised regarding children’s safety. Proper use of vehicles, tools, and power equipment is always required.

3.      In cases of harassment, intoxication, belligerence, or direct unsafe behavior, White Spruce security must be contacted immediately. If there is an imminent danger or threat causing bodily harm or property damage, members should contact the RCMP via 911.

4.      Excessive noise, belligerence, nudity, public urination, drug use, and intoxication are strictly prohibited anywhere on the property. Violations may result in fines or eviction (see Fine Schedule).

5.      Any belligerence or disrespect towards resort staff, whether in-person, via email, text, or social media, will not be tolerated. Violations may result in penalties or eviction (see Fine Schedule).

6.      The wearing or display of colors or obvious direct affiliations with gangs is not permitted on the property. The resort is a family-oriented establishment and must be treated as such by all individuals granted entry.

7.      Contractors (e.g., electricians, carpenters, landscapers) are not permitted on the property without prior management approval.

8.      The resort will charge a $75 fee for any non-sufficient funds (NSF) charges due to returned cheques or direct debits.

Guest Rules

1.      All guests and their conduct are the responsibility of the member. If guests violate any rules and are fined, the member is accountable for the consequences and/or fine.

2.      The resort assumes no responsibility for guest safety while on the property.

3.      A maximum of 10 persons is allowed on each site at one time. For gatherings exceeding 10 persons (e.g., birthday or anniversary parties), prior management permission via the Member Hub is required.

4.      One earth-toned fabric tent per site may be set up for sleeping guests. The tent must be taken down by 11 AM each morning and cannot be re-erected until 6 PM.

Trailer Rules

1.      The following types of camping vehicles are permitted (only one per site):

o   Travel trailers

o   5th wheel trailers

o   Hybrid trailers (with prior management approval)

2.      The following types of camping vehicles are not permitted:

o   Tent trailers

o   Motorhomes

o   Trailers over 40 feet (unless approved by management)

3.      Trailers must:

o   Be registered and insured (with evidence available)

o   Have their own functional washroom and toilet

o   Be always kept clean and in good repair

o   Have only white, orange or light blue built-in lights

4.      Trailer age restrictions:

o   Trailers on Water View Drive and sites #1 to #21 on White Spruce Boulevard must be 15 years old or newer and in excellent condition.

o   Trailers on Balsam Bay, Eugene Bay, ChaeBeau Place, sites #23 and higher on White Spruce Boulevard, and April Raine Place, may be of any age, provided they are kept in excellent condition.

5.      Trailers 12+ years old are subject to annual inspection.

6.      The RM of Lac Du Bonnet registration fee for each trailer is the responsibility of the member. The fee will be paid to the resort each year at the time the annual lease fee is due, and the resort will in turn pay the RM.

7.      Under no circumstance may a trailer or site be sublet or rented out. Only persons listed on the annual lease, or guests with these members, may stay in a trailer on a leased site.

Site Upkeep & Appearance

1.      Yards, including ditches, must be kept clean and groomed (free of garbage and weeds) at all times. This includes the grass and the entire ditch to the main road and culvert area at the front of each site. If not maintained, management will have them cleaned and/or trimmed at the member’s expense.

2.      Rocks, geotextile fabric, or other materials must not obstruct the flow of water in ditches.

3.      Machines such as skid steers, lawn tractors, or trenchers are not allowed on the property without prior approval from management.

4.      Members must ensure their site number is clearly visible for water and septic contractors.

5.      No advertising is allowed on leased sites, including ‘for sale’ signs. Only signs with the family name and site number are permitted.

Structures and Fixtures

1.      The resort’s request for structure or site improvement must be completed and approved by management before any structure is built on the property, regardless of whether a municipal permit is required.

2.      If a municipal building permit is required, the resort’s structure application form must be completed and approved by management. Management will retain one copy, and the member will take the other to the municipal building inspector to apply for a municipal permit.

3.      The inspector will only approve applications accompanied by the resort’s signed structure application form. A one-time permit fee is payable to the municipal permit office at the member’s expense.

4.      Building permits must be paid for promptly. If the municipality contacts the resort regarding an unpaid permit, the member will be charged $100 over and above the municipal permit fee.

5.      A copy of the municipal building permit must be provided to the resort before any construction begins.

6.      If any structure is built larger or not to the specifications stipulated in the rules or permit, the member will be required to reduce or restructure it to meet the approved specifications within two weeks of notification.

7.      All bare or painted wooden structures on sites must be consistent in colour or finish (earth tones only).

8.      Fire pits must be located where they can be seen by security from the roadway. No buildings, fences, or vehicles can obstruct the view of the fire pit.

9.      All sites and their structures are subject to an annual inspection to ensure proper maintenance.

Prohibited Structures

·        Tarped sheds

·        Sheds with electricity installed, air-conditioning units or sleeping quarters

·        Metal, soft plastic, or fabric fences

·        Outdoor showers

·        Cabanas, cabins, sleeping quarters, or any variation thereof

Septic and Water

1.      Septic pump-outs and water fills must be ordered through the resort’s online store.

2.      Orders placed after 10AM on Tuesday will be processed the following week. For service needed the upcoming weekend, orders must be placed before Tuesday at 10AM.

3.      Members should not directly contact the water hauler contractor or septic tank cleaner for service.

4.      Members must submit a request for any special needs or exception requests regarding septic pump-outs.

5.      A 500-gallon above-ground CSA septic tank must be set up next to the backside of the trailer.

6.      All septic tanks and water tanks must be situated at the backside of the trailer. Under no circumstance may tanks be set up at the rear end of the trailer.

7.      Tanks must be located in an easily accessible place for the water hauler or septic hauler. If the contractor encounters issues reaching the tanks, the member must relocate the tank(s) to accommodate proper access. If an extra length of hose is required, it will be at the expense of the member.

8.      Each member is required to beautify (cover with a camo tarp, trellis, short fence, etc.) their water and septic tanks.

9.      The water tank and septic tank must be at least 2 feet apart on the site.

10.   Tanks cannot be dug down more than 3 inches. This 3-inch allowance is solely for leveling purposes.

11.   Septic or any other greywater disposed of from the trailer must go directly into the septic holding tank.

12.   Members have the right to haul their own water. Any tank used for hauling water cannot be used for water storage. A white tank from the resort is required if you wish to store water outside the internal trailer water tank. Tanks used for hauling should be kept out of sight at the rear of the member’s site.

13.   Outdoor showers are not permitted at the resort under any circumstances.

14.   The resort recommends every member inspect their water tank and have it cleaned regularly.

15.   All septic tanks and water tanks must be emptied before the season ends.

Electrical, Lighting, Appliances, and Security Cameras

1.      30 AMP hydro-electric service will be supplied to each site and included in the price of the annual lease. There is no option to upgrade to a 50 AMP service at a 30 AMP pedestal.

2.      50 AMP hydro-electric service will only be supplied to April Raine Place sites and is included in the price of the annual lease.

3.      Each site has a dedicated electrical receptacle and breaker with an isolated line. Breakers will trip if the trailer is trying to draw too much power at any point in time (e.g., more than 30 amps), such as having an air conditioner running while using a toaster or a kettle. Breakers and receptacles only wear out over time from excessive usage, use of corroded or dirty cords, or insecurely attached cords. Therefore, if a breaker or receptacle needs to be replaced, it will be at the expense of the member.

4.      Electrical pedestals are very expensive, so please exercise extreme caution around them. Damage to electrical pedestals will result in charges (see Fine Schedule).

5.   During season opening, when opening up a trailer, the electrical male end of the member’s trailer plug (or the member’s extension cord male end) that plugs into the resort’s pedestal must be cleaned and free of erosion prior to plugging it in. Dirty or corroded plugs should never be inserted into the pedestal’s plug receiver.  Clean the dirty or corroded plug with a wire brush prior to using it.

6    If the power is out at a site, the member must first check whether the main breaker at the pedestal needs to be reset. Then follow the power back towards the trailer, inspecting the trailer's power cord and any extension cords. Finally, inspect the trailer's own electrical panel for any tripped breakers. If the commercial electrician is called, and the situation is diagnosed as an issue with the trailer or the trailer's connection to the electrical pedestal, then the cost of the electrician's visit (including travel time) with be at the expense of the member.

7.      If there is a second fridge in a shed or trailer (outdoor kitchen), it must be reported to the resort office via the Member Hub. A fee of $100 + GST per season for a large fridge, or $50 + GST for a small bar fridge, must be paid at the time of bringing the fridge in via the Member Store. In subsequent years, you may pay the second fridge fee prior to the start of the season via the Member Store.  Unreported second fridges will result in penalties (see Fine Schedule).

8.      Trailers left unattended for longer than 24 hours with lights or air conditioning/fans on will result in penalties (see Fine Schedule).

9.      One string of white or orange lights (maximum 40-foot string) may be plugged in for outdoor vision at night. Outdoor yellow or white solar lights are allowed in addition to this string. These solar lights are restricted to a maximum of a 20-foot string or 10 separate lights on the ground.

10.      Outdoor holiday lights, flashing lights, or colored lights are not permitted.

11.   Motion / security lights must be directed downward and not affect drivers or a neighbour’s site.

12.   Any security cameras must point inward towards the site. Never should a camera point into a neighbour’s site, as that is an invasion of privacy.

Trees

1.      No nails, screws, or any such object may be embedded into trees under any circumstance. This can kill the tree and poses a major safety concern if the tree ever needs to be cut with a chainsaw.

2.      No trees over 2 inches in diameter shall ever be cut down on a site without formal written approval from management. Unauthorized tree removal will result in penalties or eviction (see Fine Schedule).

3.      If a dangerous tree is found, the member must follow the Tree Concern Process:

·        All concerning trees on a site need to be marked with red ribbon, pictures taken, and then submit a request.

·        The tree(s) of concern will be scheduled for inspection by the resort’s arborist on his next visit. The arborist’s schedule is based on his availability, usually every 8 to 10 weeks, but no guarantees can be made regarding the timing of his visit.

·        If the arborist deems the red-ribboned tree(s) unhealthy, he will attempt to cut them down if the member’s trailer and belongings (trailer, deck, shed, etc.) do not impede the work.

·        If the member’s belongings impede the arborist’s ability to cut down the tree(s), the member will be required to remove all their belongings from the site before the arborist’s next visit to allow for safe removal.

·        Alternatively, if a member believes the tree may cause damage to their belongings or pose a risk to their family sooner than the arborist’s next visit, the member may hire the resort’s approved tree service to assess and potentially remove the tree(s).

·        Weather is a significant factor in whether a concerning tree can be cut down. Strong winds from the wrong direction will prevent a tree from being cut down. In such circumstances, the concerning tree will remain until the arborist’s next scheduled visit.

·        If a tree is removed without the resort’s written permission, the member will forfeit their lease or pay penalties (see Fine Schedule).

Fire, Burning, and Firewood

1.      Only regulation fire pits may be used at a site. They have a separate lid that must be placed on the pit if it is unattended or if the wind is blowing sparks which may cause a wildfire.

2.      At no time can a fire pit be left burning without a member or guest actively monitoring it. At least one person over the age of 16 must always be present at the fire pit while a fire is burning. If members go into their trailer, the fire pit lid must be placed on the pit until their return. Immediate eviction will occur if a fire is left unattended.

3.      Fire pits must be located where they can be seen by security from the roadway. No buildings, fences, or vehicles can obstruct the view of the fire pit.

4.      When the burn ban sign is displayed on the main road, burning in fire pits is prohibited. If a member burns during a burn ban, they will be evicted from the property.

5.      Firewood purchased externally from the resort cannot be transported onto the property. This is due to the risk of bringing in potentially invasive insects and diseases that could devastate the local forest ecosystem.

6.      Only firewood may be burned in fire pits. No garbage, plastic, or other materials are permitted.

7.      Nothing with a flame or ember shall be permitted on the resort property unless the flame or ember is completely guarded and enclosed. Open flames from mosquito coils, mosquito candles, regular candles, torches, or anything similar are prohibited.

8.      No fireworks, firecrackers, or sparklers are permitted on the property.

9.      Propane fire pits are permitted and must follow the same monitoring rules as the fire pits.

10.   Cigarettes/cigars must be extinguished inside a fire pit or ash tray. Under no circumstances should they be thrown on the ground. Immediate eviction will be given for this act.

Pets

1.      Dogs must always be leashed when outside the trailer. This includes if they are swimming. Violations will result in penalties (see Fine Schedule).

2.      Pet feces must be picked up immediately. Violations will result in penalties (see Fine Schedule).

3.      Barking collars are required for dogs that bark excessively. Violations will result in penalties (see Fine Schedule).

4.      Pets that bite must always wear muzzles. Biting pets will be permanently banned from the property.

5.      Wildlife warning: The property is home to coyotes, foxes, raccoons, eagles, hawks, and bears. Pet owners assume all risks.

6.      Pets are not allowed on the beach but are permitted around the perimeter of the beach.

Gravel, Rocks, and Soil

1.      The resort has a sole contract for gravel, rock or soil entering the resort. Any such material entering the property (e.g., large stone for ditches and around trees, pit-run, traffic gravel, or granite) must be ordered through Jackson’s Trucking.

2.      Prior formal approval from management is necessary before having Jackson’s Trucking deliver any product.  Submit a request

3.      Limestone is not allowed on the property.

4.      Specialty gravel (e.g. pea gravel, black granite) may not extend past the rear halfway mark of the site towards the front. In other words, the front 40 feet of any site must be capped with pink granite or traffic gravel only.

Vehicles, Speed, and Parking

1.      The speed limit throughout the resort, including golf carts and e-bikes, is 15 kilometres per hour. Violations will result in penalties (see Fine Schedule).

2.      Only registered and insured vehicles are permitted on the resort property. Any incident (theft, vandalism, accident, act of nature, etc.) involving an unregistered vehicle will be at the complete cost and responsibility of the member who owns the unregistered vehicle.

3.      Vehicles must be parked on the member’s site only, not extending past the middle of the driveway (use the culvert as a guide) so as not to infringe on the neighboring site that shares the driveway.

4.      Boats on trailers are considered vehicles and must follow the same parking rules.

5.      If you have room to park a second or third vehicle on your site, it will be permitted if the rear end of the vehicle does not extend past the middle of the driveway (use the culvert as a guide).

6.      If extra vehicles do not fit on the site, then they must be parked at the main entrance parking site.

7.      Boats on a trailer without a tow vehicle attached may not be parked at the main entrance parking site.

8.      No roadside parking is permitted anywhere on the property, as it presents a safety risk for children playing. Violations will result in penalties (see Fine Schedule).

9.      ATVs, motorcycles, dirt bikes, mopeds, and scooters or any similar type of powered vehicle are not permitted on the property (not even stored on the back of a truck). This is a rule in the RM of Lac Du Bonnet's zoning agreement.

10.   One gas-powered golf cart per site is permitted (no electric golf carts).

11.   Golf cart registration is required through with resort office via the Member Hub, and their registration numbers must be clearly displayed on the outside of the cart.  

12.   Golf cart drivers must be 18+ with a valid driver’s license, or 14+ with parent/guardian supervision.

13.   Golf carts are restricted to roads only (no driving on trails, beach, or fields), must have lights for night operation, and operating hours are 6 AM to 12 AM.

14.   Reckless driving of a golf cart or driving outside of roads will result in penalties (see Fine Schedule).

15.   Street motorcycles may only be parked at the main entrance parking area. They are not allowed in the resort beyond the store parking lot.

16.   E-bikes are held to the same standards for reckless driving as all other vehicles (see Fine Schedule).

Boat Launching

1.      Busy period is 11 AM - 3 PM. All members new to the boating experience are asked to launch their boat outside of the busy period.

2.      Guests need resort member accompaniment, and the member must have their boat launch pass clearly displayed in the guest’s tow vehicle.

3.      Boat launch passes must be clearly displayed on the front window of all tow vehicles, or vehicle will be towed.

4.      Cement curbs mark designated parking spots for tow vehicles that have already launched their boats (i.e., an empty trailer). If no curb is available, then the tow vehicle and trailer must be driven back to the member’s site and parked there.

5.      Be prepared before launching - no loading or preparation at the launch area. Line up starts at the staging area.

6.      Two adults must be present to launch a boat on hot (above 24 degrees C) and busy days: one person to drive, and one person outside of the tow vehicle to help guide them back and secure the boat on the dock while the driver parks the tow vehicle.

7.      Once a boat has entered the water, it must be immediately moved to the north boat dock (the long dock just north of the boat launch dock).

8.      All passengers on the boat must load into the boat on the north dock.

9.      Do not move your boat to the other side of the boat launch dock when launching your boat. The other side of the boat launch dock is where boats coming in to trailer their boats must wait. The boat launch dock must always be open on both sides as quickly as possible.

10.   One In and One Out Rule – the one boat in (boat being put into the water) and one boat out (boat coming out of water onto trailer) rule is as follows:

·        The next boat coming out of the water to be put on a trailer must wait on the other side of the boat launch dock. The tow vehicle and empty trailer that belongs to that boat will have the next access to the boat launch just after the previous boat has been launched from shore into the water.

·        The line up for tow vehicles with boats going into the water must start at the south end of the parking lot at the sign that states Staging Area on White Spruce Blvd (parallel with the office road that enters into the boat launch parking lot). There are also signs on a post there saying, ‘no parking anytime’ and ‘Private Boat Launch.’ From the front of the line there, the driver can see when the next boat has finished getting trailered (brought out of the water). Once the next boat has been trailered and is driving out of the boat launch area, the next tow vehicle in line wanting to launch their boat can now go launch.

·        A tow vehicle with an empty trailer coming from a member’s site to get their boat out of the water is allowed to bypass the line of boats wanting to launch and drive into the boat launch parking lot, but only one at a time. In other words, if one empty trailer has already entered the boat launch parking lot to pick up their boat (trailer it in from the water), then the next must wait in the main line up of boats until a trailer with a boat has driven out of the parking lot.

11.   Overcrowding at the boat launch dock – Using the north boat dock

·        Boat parking at the north boat dock can only be used for a maximum of 15 minutes on hot days above 24 degrees C (30 minute limit on other days). Security will be using two coloured chalks to confirm how long a boat has been parked at this dock. If a boat has been parked at the north parking dock for longer than 15 minutes on hot and busy days, that boat owner will lose their boat launch privileges for one month (see Fine Schedule).

·        On hot days above 24 degrees C, any boat parked at the north boat parking dock must have a person sitting in the boat. It cannot be parked there and left empty under an circumstance.

12.   There is a zero-tolerance policy for belligerence to other members or staff.

13.   Members being prepared will solve most boat launch issues. Suggestions: go out earlier in the day, be patient, have all persons in life jackets ready before going into the boat launch parking lot, have the plug in the boat, etc.

14.   If the resort boat launch is too full, here is a list of the public boat launches in the area that you may wish to use instead:

·        La Verendrye boat launch (near town of Lac du Bonnet)

·        Winnipeg River Bridge boat launch (at main bridge)

·        Fernwood boat launch (in Lee River)

·        A brand-new double boat launch is almost finished being constructed at the Lee River Bridge (just 5 kms north of White Spruce on 313 highway)

15.   The following violations will result in penalties (see Fine Schedule) and/or vehicle being towed.

·        Failure to display boat launch pass

·        Parking tow vehicles where there is no curb or along the side of the road towards the office on White Spruce Blvd

·        Parking a tow vehicle at a curb with a boat on the trailer

·        Solo launching of a boat on a hot and busy day without a second person to help

·        Belligerence to other members or staff

Boat Parking and Boat Trailer Storage

1.      Boat trailers (with or without a boat) must only be on the member’s site (inside the site boundaries, not touching the driveway), or in a rented spot in the designated annual boat parking lot. Check the Member Store for availability of annual boat parking rental.

2.      Boat trailers not attached to a tow vehicle are not allowed to be parked or left at the main entrance (store) parking lot. If there is no room at the member's site, there is a storage company just east of the Winnipeg River bridge (south side) that can provide a storage spot.

3.      Waterfront sites are not permitted to leave their empty boat trailers at the main entrance (store) parking lot.

4.      The boat launch area at the end of White Spruce Boulevard has temporary parking for boat trailers and tow-vehicles only while a boat is in the water. All other vehicles must be parked on sites, unless in a handicap spot.

Boat Operation and Etiquette

1.      All boaters must be patient and considerate of all other boat traffic.

2.      No boat shall travel beyond 5 MPH when they are within 100 meters of the shoreline in front of the resort property. Reckless driving will result in penalties or eviction (see Fine Schedule).

3.      All boats at the boat launch must keep away from the public swim dock on the beach (located on the north side of property) by a minimum of 100 meters. When using the boat launch, the boat driver must always stay to the south of the launch (opposite side of the public beach dock which is on the north side of the waterfront).

4.      Personal watercraft (Sea-Doos) are permitted. However, the operator must operate the machine in an extremely polite manner and follow the same rules applicable to boats. No driving personal watercrafts within 100 meters of the resort’s waterfront unless entering or exiting the docks. Reckless driving will result in penalties or eviction (see Fine Schedule).

5.      Absolutely no boats are allowed near the beach swim docks, or near the dock on site 19 Water View Drive. A minimum distance of 100 meters must be kept from these docks.

Beach, Swimming, Public Swim Docks, Site 19

1.      On hot days (above 24 degrees Celsius), it is requested that all pedestrians who are able use the trails to walk to the beach. Please do not walk down the road past the office, unless absolutely necessary.

2.      Golf carts may only park at the entrance to the beach area (by the porta-potties) and not on the boat launch parking lot, or on the beach. Once there is no more room at the entrance to the beach, golf carts must park at the resort office parking lot, or back at their sites.

3.      Swim at your own risk. There is no lifeguard on duty anywhere in the resort.

4.      All children under 14 must be accompanied by an adult when at the public docks, boat launch docks, on Site 19 on Water View Drive, or near any water.

5.      Site 19 on Water View Drive is a semi-private site with a large swimming dock. ONLY secondary site members and the persons listed on their lease (sites 4, 6, 8, 10, 12, 14, 16, 18, 20, 22, 24, 26, 28, 30, 32, 34, 36, 38, 40, 42, 44, 46, 48 on Water View Drive, and sites 1, 3, 5, 9, 11, 13, 15, 17, 19, and 21 on White Spruce Boulevard) may go onto Site 19. No other members from any other site, or guests, may go onto Site 19, this includes the waterfront site members.

6.      If secondary site members have guests come out to visit, the guests must use the public docks at the beach area.

7.      Site 19 has a large swimming dock on it. It is only to be used for swimming. No boats allowed. No fishing.

8.      There is no fishing allowed off any docks.

9.      No glass is allowed on the beach at any time.

Garbage

1.      All garbage is the responsibility of the member.

2.      Littering anywhere on the resort property will result in penalties (see Fine Schedule).

3.      Putting a cigarette or cigar butt out on the ground will result in immediate eviction and forfeiture of lease.

4.      It is the responsibility of the member to bring their garbage to the dump. The municipal dump (transfer station) is located approximately two miles East on Highway #313.

5.      Fish remains should NEVER be thrown into the public garbage bins. Immediate eviction will occur if anyone is caught doing so. Fish remains are a serious attractant to bears and could result in a bear attack.

6.      Fish cleaning/remains should be carefully wrapped and safeguarded, then disposed of off the property immediately.

7.      Garbage is an attractant, especially for bears and raccoons. It is necessary that you keep your garbage in your trailer or in a highly secure shed.

8.      Barbeque grease traps should be cleaned regularly to avoid attracting wildlife, including bears that can destroy a barbeque.

9.      If wildlife has found and removed trash from a site more than once, penalties will apply (see Fine Schedule).

10.   Resort management will routinely inspect sites for any garbage, recyclables, and/or any food or food containers left. If clean-up is required, fees will apply (see Fine Schedule).

Wildlife Warning

1.      The resort property is in a wilderness area, and there are many forms of wildlife that could threaten your garbage and pets. Please be cautious.

2.      Mosquitos and wood ticks are a threat anywhere in the province of Manitoba. Please be careful and safeguard your families against West Nile Virus and Lyme disease.

3.      Minimizing standing water in pots and containers on your yard will minimize the amount of mosquitos you will have to encounter.

4.      Keeping your yard free of long grass will reduce the amount of wood ticks and mice.

5.      Do not disturb wild animals on the resort. This includes bears in a trap.

6.      If you are storing garbage in a shed, it will attract bears. When placing garbage in a shed, you are assuming the risk that your shed could be damaged.

7.      Anyone choosing to install a secondary fridge on a site must place that fridge in a well-secured location. The location must not be accessible by wildlife and must always be locked. If a fridge is not in a well-secured location (i.e., not inside a locked wooden shed, inside a locked plastic shed, or inside a locked gazebo) penalties will apply (see Fine Schedule).

Alcohol & Marijuana

1.      Open alcohol is not permitted outside your personal site. This includes all roads, walkways, parking areas, central park, dog run, beach, trails, and the boat launch area.

2.      There is no drinking and driving permitted at the resort. Drivers seen operating a vehicle or golf cart intoxicated or with open liquor will face penalties (see Fine Schedule).

3.      Marijuana at the resort:

·        The resort is a public area, filled with children, and maintains a family-oriented atmosphere. The resort has decided to follow the Provincial Parks’ lead, and its policy bans smoking of marijuana outside of personal trailers.

·        Smoking marijuana outside of your trailer is not permitted. This includes all roads, walkways, parking areas, central park, dog run, beach, trails, and the boat launch area.

·        There is no driving permitted while under the influence of marijuana. Drivers seen operating a vehicle or golf cart while smoking marijuana will face penalties (see Fine Schedule).

Process for Selling a Site Improvement Package

If a member decides to sell the improvements on their leased site (hereinafter referred to as the “improvement package”), the sale will be subject to the following process. Any and all improvements on the leased site, including but not limited to the trailer/fifth wheel, shed, deck, gravel, tanks, etc., are subject to a 10% consignment fee + GST, which will be charged directly to the seller by the resort.

1.      Members will notify the resort that they wish to sell the improvement package.

2.      The resort requests that travel trailers and fifth-wheel trailers be removed from the property and sold privately. Any trailer or 5th wheel left on the site is subject to the 10% consignment fee. There are no exceptions to this rule.

3.      The resort will document the entire sale, and the 10% consignment fee plus GST will apply.

4.      Advertising may be done at the discretion of the member. Kijiji and Marketplace are known to give good results.

5.      If the member wishes to have their site improvement package listed on the resort’s website, they must provide resort management with a list of everything on the site that is included, the asking price, contact name and phone number. If the trailer is not being hauled off the property to be sold separately, then the make, model, and year of the trailer must also be provided. There is no guaranteed timeline as to when the site improvement package will be listed on the website. Please provide as much advance notice as possible.

6.      The last week in April is the soonest a site improvement package listing can be added to the resort website. Please do not request this to occur any sooner, as the resort office does not formally open until around that time (based on snow melt and weather).

7.      Once there is a prospective purchaser, the member (seller) and prospective purchaser must have an agreed-upon price.

8.      Any deposit made by the prospective purchaser to hold the improvement package must be paid to the resort. Under no circumstances should a deposit be accepted by the seller.

9.      The seller will advise via email the agreed-upon asking price, the details of what is included in the sale, and their most up-to-date contact information. The resort will also need the purchaser’s mailing address, email address, and telephone numbers.

10.   Once a deal has been made, the seller and purchaser must allow a two-week period for the process to occur.

11.   Management will contact the prospective purchaser to arrange an on-site interview for acceptance into the resort and to obtain up-to-date contact information.

12.   Management will create a formal Bill of Sale outlining all sale information.

13.   Management will forward draft copies of the Bill of Sale for all parties to review and approve.

14.   Once the prospective purchaser has passed the interview process, agreed to the terms of the Bill of Sale, signed a lease agreement, and signed the rules and regulations, the purchaser will issue the following:

·        A bank draft or money order, payable to the resort in the sum of the agreed-upon price.

·        A bank draft or money order payable to the resort for the new member fee of $500 + GST.

15.   Upon both the purchaser and seller signing the Bill of Sale, the seller providing the boat launch pass and transfer station pass, the purchaser passing the interview and signing a current lease and set of rules, the seller will receive the proceeds of the sale. Note: if a trailer is being sold on the site, the seller is required to provide the purchaser with a legal transfer of ownership document (TOD) prior to receiving the proceeds of the sale. It is the purchaser's responsibility to search for any liens on the trailer.

Season Shutdown

1.      All rodenticide (mouse poison) may only be used if placed in a tamper-resistant rodent bait station. Pellets can easily be translocated, causing danger to non-target organisms (i.e., children and pets). If poison is found outside of a trailer and not stored in a safe bait station, penalties will apply (see Fine Schedule).

2.      All mouse-proofing must be completed prior to season shutdown. There will be no exceptions given for those wishing to re-set traps after the season ends.

3.      It is the responsibility of the member to drain their personal water tank. It must be emptied into the septic tank, not drained onto the ground.

4.      It is the responsibility of the member to order a septic pump-out prior to season shutdown. The resort accepts no responsibility for damaged septic or water tanks.

5.      Docks at waterfront sites must be removed from the water before the end of each season.

6.   Electrical cords must be unplugged from the resort’s electrical pedestal and stored out of the reach of the sun and wind to prevent corrosion. The electrical pedestal plug cover must be closed.

7.      There will be absolutely no access to the resort after shutdown. No exceptions.
